Looking for Large Floorplans in Downtown?

Are you looking for a Downtown Condo with a lot more room to roam?

Look no further.

We often come across buyers who have been downsizing from the house in the “burbs,” in exchange for the “city life“.  This often takes a bit of sacrifice and planning as an established homeowner tends to acquire quite a bit of personal property over the years.

These buyers are typically what we call”Empty Nesters”, or parents who’s children have moved out of their spacious home, only to leave them with a big empty home to clean and maintain.  Of course, downsizing into a condominium after acquiring a lifetime’s worth of artifacts and furniture, requires a fair amount of “cleansing”….

Sound familiar?

Maybe the solution is finding a “Super-sized Condo” with enough space to hold life’s valuable treasures!

Looking at today’s current inventory, there are 30 “Super-sized Condos” for sale in Downtown San Diego.  To clarify a “Super-sized Condo”:  I ran a search for properties in the Downtown 92101 zip code with a minimum of 2,000 square feet.  Of these properties, I discovered the following results:

    Downtown condos over 2,000 sq. ft. under $1 Million

The results:  6 properties were found in this category ranging from a spacious 2400 sq ft ground level townhome at Electra, to a 17th Floor Penthouse at Aqua Vista, located in the Little Italy neighborhood of Downtown.  Although Aqua Vista typically isn’t known for it’s “penthouse” properties, it does offer the proposition to purchase over 2400 sq ft. on a high floor with panoramic views of the city and bay.

To purchase a 2,000 sq ft entry level condo in today’s market you need to spend a minimum of $700,000, and opportunity knocks at Parkloft. A bank-owned 2,200 sq ft 2 bedroom condo, located on the 10th floor looks to be of exceptional value.   What stands out in the aforementioned category is that all of the properties are multi-level townhome type properties with the exception of a single level 2100 sq ft condo at the luxurious Meridian.


2,000+ Sq Ft Condos and Lofts between $1M-$2M

Here we find 8 properties for sale between $1 and $2 Million Dollars.  The results:  A significant uptick in luxury, views, and space.  These condos range in size from a beautifully appointed 2,042 sq ft townhome at Bayside, to a  2823 sq ft Penthouse on the 26th floor of Sapphire Tower.  In this category we are finding more single-level spacious floorplans in luxuroius buildings.  Three of the 8 listings in this segment of the market are located on the 20th floor or higher.
