Amenities– Cityfront Terrace offers a phenomenal amenity package that is truly luxury living.  Includes the largest fitness center in downtown including an aerobics room.  Cityfront has a great swimming pool with cabana area including jacuzzi and BBQ’s plus another pool at the west side of the complex.  Really cool community room with full bar, fireplace, TV and captivating exposed wood beams contrasted by weathered brick. 

Variety– There are one bedroom condos, two bedroom Cityfront Terrace condos, townhomes and lofts.  Some of the lofts have really cool high ceilings with exposed red brick and antique wood beams. 

Price – For the location, the prices are really good right now!

Chad’s Take – Cityfront Terrace has recently experienced a period of utter disaster.  We have spent the last year or so heading out of the worst of the market crash in downtown San Diego and just as things are starting to recover, Cityfront Terrace has been torn apart like excavators were expecting to find the largest vein of gold in California that has ever discovered.  There have been many days that I have walked by the south side of the building and the tractor was practically jumping up the large dirt ramp that led up to the pool area.  The amenities have been torn up, hallways have had drywall stripped, both pools were ripped up and I could go on and on…  When a property shows like a gold-miners camp, it is not conducive to sales that yield top dollar and Cityfront Terrace values have suffered on account of this.

What is to come for Cityfront Terrace?  The great news is that construction is nearing completion and the common areas are starting to look like they are in tip top shape again.  The main pool is opened back up and all of the walkways and hallways have experienced their renaissance.  Now that the property as a whole is starting to take its elegant form back, we are seeing units sell and the inventory of condos for sale drop.   The construction litigation made opportunities for some great buyer deals and I expect to see some more good opportunities arise over the next 12 months

I do expect, however, that the nicer units with views and tasteful renovations will start to sell at higher prices because the overall experience of a buyer at the building will be much better in 2011 than it was in 2012.  It will be great to see Cityfront’s renovations complete!  The owners there deserve to have the beautiful building back.
