Dave’s take on Park Place– Based on the last 18 months sales history, prices seem to be dropping a little on the lower level residences.  There have been 3 bank owned sales and 5 short sales that have led to this drop in value.  Park Place has held it’s value better than most condo buildings in downtown San Diego.  Similar Bosa projects like The Grande and The Legend have lost much more value than Park Place.  Because this building’s location is so great and it is such a popular place to live, I don’t foresee prices declining much if any in 2011.  Now would be a good time to invest in Park Place as interest rates are good and it is uncertain how much they may go up. 

With the approved changes the embarcadero will be going through and the plans for the historical police station including the renovation of the buildings including  shops, restaurants, and entertainment.  This will add to the ever increasing property values of Park Place Condominiums, making Park Place one of the most desirable places to live in the Marina and downtown as a whole.  With restaurants, shops, lounges, entertainment, parks and bay side walking paths just across the street, what more could a person ask for.
