Diamond Terrace East Village | 427 9th Ave

Diamond Terrace Downtown San Diego Condos…

…is one of the closest buildings to the Padres Petco Park  baseball stadium.   Located just outside of Park at the Park in right-center field, this high-rise condo building has a lot to offer the discerning buyer.   The vibrant East Village neighborhood is growing to be one of the most popular places to live in downtown San Diego and Diamond Terrace is proving to be a local favorite.

Diamond Terrace is definitely one of the best condo options for this dynamic neighborhood.  Condos at Diamond Terrace are quintessential high-rise condo living and include floor to ceiling windows, great city views and contemporary style.

Walk out your lobby door and find a 7 eleven, Quiznos and one of Downtown San Diego‘s best pizza joints, Basic.

Diamond Terrace Condos Best Features

  • Location – It doesn’t get much better than Diamond Terrace for East Village living.  Owners on the South West corner of the building have views right into Petco Park.  Other residents have good views of the city and mountains to the east.  Diamond Terrace is literally in the middle of it all.  Close to the grocery store, restaurants, the park, bars, cafes, and even a bakery that makes fresh bread daily.
  • Affordability –  Condos at Diamond Terrace have low HOA dues for a condo building in Downtown San Diego.  The surrounding high-rise condos have monthly dues $150-$350 more per month.  Given the location and cost of high-rise construction, prices at Diamond Terrace are very economical.
  • Simplicity – studios, larger one bedroom condos and smaller 2 bedroom condos all with an affordability index that could get any Padres fan excited.  The amenities are simple; a contemporary lobby, a cozy fitness center, a community room and outdoor terrace on the 14th floor with views into the ballpark with seating and a BBQ.
  • Generous Balconies – Patios that are large enough to have a gas grill and an outdoor furniture set.  San Diego’s weather warrants a lot of patio time.  Live it up!

Chad’s Take –

Diamond Terrace remains a popular building and has had less turnover than any other condo building in the East Village neighborhoodDiamond Terrace condos will likely be one of the first buildings to enjoy an increase to property values because of the location, low HOA dues and rent-ability.

If you were to buy a 2 bedroom condo at Diamond Terraceand put 25% down, you could cash flow it as a rental property…nominal income, but the ability to tie a great property up to keep as  a vacation home or retirement home later.  Let’s face it…life is more fun if you own a condo less than 1 block from a professional baseball stadium and 4 blocks from the Gaslamp Quarter.

Diamond Terrace is a really good buy and with a limited number of condos for sale, I would take advantage of the few short sale and foreclosure opportunities that are around right now….they won’t last long!
