Buying a Short Sale in Downtown San Diego

We have recently noted in several blogs that buying a short sale or foreclosure is a great chance to buy a pricing anomoly in the Downtown San Diego condo market.  This condo definitely fits that description.

What you should know about buying short sales and foreclosures:

  • Do your homework–know which buildings and neighborhoods you are most interested in.  Have a sense of values and define your parameters for what is a “great buy”
  • Be urgent–if a property comes to the market that fits, move quickly.  There are often multiple offers and they are sold very quickly
  • Have everything you need in place to move forward–pre-approval letters are essential, if you’re a cash buyer you must have proof of funds

In a multiple offer scenario cash buyers often receive a small discount from the bank or asset manager.  But this doesn’t mean that buyers who require financing are excluded.  Having your pre-approval and being ready to act often earns the deal.
