Condos in Banker’s Hill

Many people that move to San Diego from out of area don’t take fantastic locations like Banker’s Hill into account when making a decision regarding purchasing real estate.  There’s a number of reasons why one should look at Banker’s Hill as a great alternative location to downtown San Diego.

First of all, when it comes to location, Banker’s Hill is right in the middle of everything.   Banker’s Hill is located adjacent to Balboa Park, just minutes from Little Italy, the San Diego Bay, Hillcrest, University Heights, The Gaslamp Quarter and the ballpark with easy access to both the 5 and 163 freeways.  You’ve got excellent walk-ability with award winning restaurants like Cucina Urbana, Croces Park West and The Prado as well as coffee shops like Pappalecco, Cafe Bassam and Starbucks.  I could go on and on here because one won’t get bored with the multitude of options for eateries.

When it comes to walking or going for a jog or bike ride, again there are so many choices.  Do you go down the hill to the bay along the new embarcadero developments or meander through Balboa Park and it’s many hiking trails and scenic walks.  Or, if you want to people watch, then the Gaslamp and Hillcrest always have a lively and interesting crowd that are sure to extract a smile…let’s face it, it’s fun to watch people have fun!

The lifestyle in Banker’s Hill is as good as it gets!

Banker’s Hill is close to many great medical facilities like the New Sharp Reese Stealy medical center and places like UCSD medical center.  I think we’ve covered lifestyle and health, but what about the fact that it’s 5 min or a $10 Uber ride to the airport?  If you own a condo in Banker’s Hill, then you just lock up and head out of town for however long and just, “lock and leave” with nothing to worry about.  After all, your Home Owner’s Association has you covered on maintaining the building and security.

Real Estate in Banker’s Hill Good Alternative to Downtown

If condo communities with 300+ residences like what you find in downtown turn you off, then you should definitely consider one of the many smaller condo communities on Banker’s Hill.   You simply get more for your money on Banker’s Hill than you do downtown and it’s  a fantastic alternative with the very same attributes.  For example, a 2 bedroom, 2 bath condo in downtown with bay views would cost anywhere from $500,000 to well over $1m.  A similar property in Banker’s Hill might cost 10% to 20% less for the very same lifestyle.

Check out this great condo at Casiola located at 2244 2nd Avenue in the same 921o1 zip-code as downtown.  It features:

  • 2 bedrooms
  • 2 bathrooms
  •  1145 sf of living space
  • Awesome bay views
  •  1 underground parking space
  •  swimming pool

A property like this in downtown would sell for upwards of $500,000 and this particular property is listed for sale at $449,900.   Properties like this offer up great value to buyers because they get the same lifestyle, but they have access to views and upgrades they might not be able to afford in the downtown buildings and they don’t have 299 neighbors in the same building.

While Condos in Banker’s Hill do have some impact from the flight path, the quieter home program has really stepped up and added value by creating federally funded grants that gift buildings like Casiola new triple pane windows, new heating/AC systems and added insulation so there is virtually no noise impact.
